Crane as a Friend

Do you appreciate people who think before they act, who first listen to what you truly want and need, and only then offer solutions? People who don’t try to impose their own vision instead of yours? Then working with Viktor Margita will suit you well. When you meet in person on the Costa del Sol, you will see how well business sense and empathy complement each other.

What brought you to Spain?

That’s quite a long story, but I’ll try to keep it as short as possible. First, on a family recommendation, I bought an apartment, which I originally only rented out to cover the mortgage and operating costs. I would fly here about once a month for 3–4 days just to recharge. Then Monika (whose client I was in Prague at the time) came here on holiday, and after returning to the Czech Republic she suggested that we might start selling real estate together in Spain. And I said yes! That’s how our shared real estate journey began in 2018.

How difficult was it to start a business here and find business partners?

I can’t really assess the level of difficulty, and I don’t focus on it much. What matters to me is that Monika and I have been enjoying it immensely from the very beginning, and we overcome every obstacle by supporting each other. I bring extensive experience in marketing, while Monika has a strong background in real estate and finance.

In general, the path to local business partners primarily goes through knowledge of foreign languages. Respect is then earned when the other side sees results and the approach to clients. Our philosophy is to provide comprehensive, long-term service, which business partners appreciate—that’s why we have open doors with them.

You once mentioned that your best friend is a crane. What did you mean by that?

I’m happy to explain that. A crane is always a signal that something new is being built, so whenever I see one for the first time, I try to go and check it out as soon as possible. So I am “friends” with cranes—they help me keep track of what is happening in the market. Of course, the internet provides information too, but it’s important to see things in real life. This is one of the things I often try to explain to clients—that images of cheap properties online are often in B or C locations. You have to be very careful with that. When choosing real estate, three things matter most: location – location – location!

The truth is that there is currently a lot of construction activity here. How long do you think this will last?

Generally, I believe it will be a long-term trend. After the COVID period, there has been enormous interest in this region, tourism is growing significantly, remote work is more accessible, and this has increased interest in buying a second home within a short flight from one’s permanent residence. Every third property here is now purchased by foreign buyers. And this trend always attracts people from other countries who want to discover the beauty of this place as well. Moreover, after the start of the war in Ukraine, interest from clients from the Czech Republic, Slovakia, Poland, and Hungary has increased. Awareness of the region has therefore grown significantly.

Speaking of COVID—how has it changed the demands and needs of people looking to buy property abroad?

The changes are mainly related to the greater availability of remote work. This is reflected in the fact that clients now require larger outdoor spaces such as terraces or gardens. In addition to work, people also want to relax in their place of residence. The market has responded accordingly, which is why many new developments now include coworking spaces, relaxation areas such as indoor pools, spas, and gardens. Clients can therefore buy a new home where they can enjoy remote work from a large terrace with a sea view. Within the complex, they can swim, exercise, relax in wellness areas, or play tennis, padel, and more with their children—all in one place, under one roof, saving time and enjoying life without unnecessary travel.

And what do you personally enjoy most about life in Spain, specifically in Andalusia?

A lot of things! What I really enjoy is the cleanliness and care for the surroundings, greenery, and roads. In this regard, the Costa del Sol is at a top level, which gives it a premium character. Many clients arrive and say: “I expected a dirty Spain,” but what they see leaves them in a positive shock.

Besides that, when I have blue skies above me almost all year round, life simply has a different energy. I enjoy observing how Spaniards know how to enjoy life in a slightly different way. It’s normal here to sit with a glass of wine even with small children, outdoors until midnight or even two in the morning! To have breakfast at 11 a.m., lunch from 2 to 5 p.m., and chat with a neighbor from the car—even if it creates a line of cars behind you, which calmly goes around you without honking.

There are wide opportunities for sports, food quality is high and at the same time cheaper than at home. People are friendly and smiling, and within a two-hour drive there are countless trips and places to explore. Gastronomic experiences are literally endless. And when you don’t feel like Spanish cuisine, there are also Italian, Greek, Indian, Hungarian, Japanese, Thai, or Lebanese restaurants.
