Handover of the Keys Marks the Beginning of a Long-Term Relationship

Spain has long been one of the most visited countries in the world. For example, in 2022, according to data from the national Ministry of Tourism, 71 million foreign tourists arrived in the country and spent €87 billion. Just as the number of returning tourists has surged after the COVID-19 pandemic, so has interest in purchasing local real estate. Viva España takes care of its clients both before and after the purchase of a new home by the sea.

According to statistics from the Property Registry of the Association of Property Registrars, property sales and purchases are currently at their highest level since 2008, with approximately 160,000 transactions per quarter. This growing interest, as well as the fact that COVID has changed perceptions of buying property in Spain, is also observed by Viktor Margita from Viva España: “COVID certainly played a role for us. Many clients now work remotely, and they can do so from their second home by the sea. They gain a beautiful working environment, which makes them more creative and productive,” he says. Viktor adds that many clients eventually relocate their entire family to southern Europe within about a year. “Their children attend local schools and nurseries, and they return to the Czech Republic only occasionally. A major requirement is often a terrace, where clients want to spend a lot of time, as well as good local infrastructure. We also try to help with adapting to the new environment, which I believe we do very well. That makes me very happy and fulfilled.”

What does the typical client who decides to move abroad actually look like? According to Viktor, it is not possible to define such a client precisely. However, there is one common and notable trait: “We do our work honestly, and our philosophy is based on mutual trust and support with everything clients need to get started so they can feel at home as quickly as possible. As a result, many of our clients become friends, and a very pleasant Czech and Slovak community is formed here.”

What Matters Most Comes After the Purchase

Some people interested in buying property in Spain still make the same beginner’s mistake—they secretly contact multiple agencies in the hope of getting a better deal. However, the local market works differently.

“We believe in open communication and speaking honestly. We constantly remind clients that our offer covers 99% of the local market. But most importantly, our services are built on long-term relationships, which often begin only after the handover of the keys to the new home,” emphasizes Viktor, describing the philosophy of Viva España.

His business partner Monika Vavreková adds why an individual approach is essential: “Clients can approach us with anything, and we will advise them, guide them to the right professionals, and provide contacts. We understand that they suddenly find themselves in a foreign country and need to learn how to navigate it. They really do not need to worry—we help solve every request. And that is exactly why most of our clients become friends. We support each other, meet regularly, and every client can feel this sense of community.”
